The figures produced by this calculator are lookups from the published HM Land Registry fee scales, applied to the details you enter. They are not legal advice, conveyancing advice or a substitute for either. No relationship of adviser and client is created by using this site.

What the estimate depends on

The correct fee turns on questions this tool cannot answer for you: which scale your application actually falls under, whether it affects the whole or only part of a registered title, and whether any reduction or exemption applies to your circumstances. A figure produced here can be a correct reading of the table and still be the wrong fee for your application. The limits are set out in full on the methodology page, and you should read them before relying on anything here.

Accuracy

Fees are transcribed from GOV.UK and carry the date they were verified. Even so, a new Fee Order can come into force, guidance is republished and transcription errors happen. No warranty is given that the figures are current or correct at the moment you read them. Always check the GOV.UK fee page before lodging an application.

Liability

To the extent permitted by law, no liability is accepted for any loss arising from use of this site or reliance on its output, including any rejected or requisitioned application, delay or shortfall in fees paid. You remain responsible for what you lodge with HM Land Registry.

Nothing here excludes liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded.
